Having built hundreds of homes in the West Loop, we know the area well, and moved our offices to the neighborhood in 2014. We are proud to have played a role in transforming the West Loop into the vibrant, bustling community it is today.
Chelsea Townhomes
Belgravia is no stranger to the West Loop – breaking ground on our first development there in 2004. Keeping the neighborhood’s historic architecture in mind, we utilized brick in the development of 69 townhomes ranging from 3 to 5-bedrooms. Beautiful masonry details, striking vertical elements, and two meticulously landscaped courtyards give Chelsea Townhomes elegance and character.
2007CA23 (Phase 1)
In 2011 we purchased the remaining 11 homes in an existing development that had not attracted enough buyers after the 2008 housing downturn. The development was named CA23 based on its location: 23 North, fronting both Carpenter and Aberdeen. After we took over, we sold the remaining homes in only six months and knew we had found something special.
2011CA23 (Phase 2)
We saw how much people loved CA23, and we knew we had a winning formula for building homes in the West Loop. The CA23 site had land for another 24 homes, which gave us room to expand. With a few important tweaks to the original floorplan, we began developing the second building, and sold all 24 units within ten months.
2013CA3
Having quickly sold out of CA23, home buyers began contacting us and asking when we would be selling more “CA homes.” The name stuck! We started developing CA3, continuing with an enhanced version of the 3-bedroom, 3-bathroom floorplan we were becoming known for. The building was 90% sold within only seven months.
2014CA4 - Condos on Adams
With so many happy buyers in the West Loop, we were encouraged to keep developing homes that had attracted a following, while also striving to make our designs even better. We used buyers’ feedback to create larger floorplans that would provide more room to grow, and CA4 was sold out in nine months – including many repeat buyers!
2015CA5 - CA Washington
Going back to CA’s roots, this 70-unit property was built right next door to the original CA23 and sold out within ten months. We followed the same design format, developing two separate buildings that are connected by a garage. This dual-building approach enabled us to create two distinct types of units, adding variety to the local housing market and appealing to a wide range of buyers.

With the sixth development in the CA collection, we’ve taken all of the feedback from previous developments and continued to enhance our floorplans and designs to meet the needs of today’s West Loop residents. Considering the number of residences that have already sold, home buyers are just as excited about CA6 as we are!

What’s in a Name?
Just as often as people ask us what does “CA” stand for (Carpenter & Aberdeen), they want to know what “Belgravia” means. Belgravia is a wonderful neighborhood in London next to Hyde Park. But it wasn’t always the name of our company! Similar to how the name CA became affiliated with our collection of West Loop 3-bedroom homes, Belgravia Terrace was once just the name of a townhome development in Lincoln Park built by Belgravia’s founder Buzz Ruttenberg (who had studied in London and loved the name). People would call Buzz and ask for more “Belgravia’s” – and so he formalized Belgravia Group to establish a brand known for developing high-quality homes in Chicago’s best neighborhoods.
